Welcome to our Lakes Region cabin in Sanbornton, New Hampshire! We are so glad your crew is here. This booklet has everything you need for a relaxed stay. Please leave it in the cabin for the next guests.

Address: The exact address is sent after booking (Sanbornton / Lake Winnisquam area).
Parking: please park in the driveway, not on the road.
Directions: From I-93, take Exit 20 (Tilton) and follow US-3 N / NH-132 N toward Sanbornton. Full turn-by-turn directions come with the address after booking; GPS works well. Please park in the driveway. In winter, drive carefully on the hill and allow extra time; AWD or snow tires are recommended.

Self check-in uses a smart lock. Your door code is the last 4 digits of the phone number on your booking. It expires 30 minutes after check-out.
Please lock the door whenever you leave and at check-out.

❄️ Heat & A/C (Mini-Splits)
Every room has its own ductless mini-split with a remote.
Choose Heat or Cool and set around 68–72°F.
Keep doors and windows closed while it runs.
Give it a few minutes to reach temperature; avoid big setting swings.
Please do not block the indoor units.
☕ Kitchen
The coffee maker brews both a full pot and K-Cups. K-Cups are provided.
Also on hand: blender, toaster, teapot, cooking basics, stove/oven and dishwasher.
Dining table seats the whole group, plus the island.
Please load and run the dishwasher before check-out.
🛏️ Beds & Rooms
Secret Storm Room: 1 queen + 3 twins under the LED lightning-cloud ceiling. The storm lights are controlled in the room; message us if you need help with them. Kids, please no climbing on top-bunk rails.
Bedroom 2 (main floor): queen bed.
Bedroom 3 (upstairs): queen bed with the master bath.
6 beds total, 2 full bathrooms.
🏖️ Beach Pass & Town Beach
The cabin is not on the water, but the town beach is about 1 mile away. We provide a town beach pass: it is in the cabin; ask us if you can't find it.
Beach: Sanbornton Town Beach at Winnisquam (Winnisquam Beach), 72 Dr. True Road, Sanbornton, on Lake Winnisquam. Town rules include no pets, no alcohol, no glass and swimming only in the roped area.
Please display the pass as instructed, follow posted beach rules, and return the pass to its spot before you leave.
🔥 Fire Pit Safety
Use only the stone fire pit, and keep fires small.
Never leave a fire unattended; adults supervise children.
Keep a bucket of water or hose nearby. Drown, stir and drown again until cold.
No fires on windy days or during burn restrictions; check local fire-permit rules.
Need firewood? Message us and we will point you in the right direction.
🐾 Pets
Pets are welcome for a fee ($25/night).
Please pick up after your pet in the yard and on walks.
Keep pets off beds and furniture, and do not leave them unattended for long periods.
Maximum of 2 pets.
Pets are not allowed at the town beach.
🌙 Quiet Hours
10 PM – 8 AM
Please keep voices and music low indoors and outside, including at the fire pit. No smoking (including vaping and e-cigarettes), no events or parties, and no commercial photography or filming. Exterior security cameras cover outdoor areas only; there are no cameras inside.
🗑️ Trash & Recycling
Trash and recycling: please bag it and leave it by the door; we take care of the rest.
Wildlife is active in the Lakes Region, so never leave trash or food outside overnight.

Gunstock Mountain Resort (Gilford): skiing in winter, outdoor adventures in summer.
Ahern State Park (Laconia): Lake Winnisquam shoreline and trails.
Weirs Beach & Lake Winnipesaukee: boardwalk, lake cruises, scenic railroad.
Squam Lakes Natural Science Center (Holderness): live-animal trails for kids.
